Info about Akbuk
Hi there.
Continuing my research about places to buy in Turkey. What opinions/info do people have about Akbuk?
Is it an all year resort? Is much open in the Winter or does it close down?
Are there nice places to visit around the area?

I am curious about what kind of amenities you are looking for. What do you mean by 'close down' are you referring to bars, restaurants used by expats?

You need a car in Akbuk , parts of it can be very hilly , it's not really an all year round resort
We looked at a property there but decided against it , at the time it was dead during winter , it may have changed now

A lot of houses are on the level but they did start to build on the lower part of the hills a few years back.
There are some facebook pages that may help you.

You should be OK if that's what you are looking for just don't expect nightclubs.

I've had an apartment in Akbuk since 2006 ,there are always places to eat and drink throughout the year more each year.
Akbuk is not a loud noisy place but there is p!entry of live music to be had in the main seasons,always supermarkets open .
Property is relatively cheap but p!ease DO NOT buy off plan.

We've previously had two properties in Turkey and two in the TRNC. We wouldn't really want off plan and would make sure that Habitation Certs and Tapu were in vendors name etc. Better safe than sorry.

Confession time. We bought our villa in Gulluk off plan. We even put the deposit down before we had ever been to Turkey. We had never been chancer's so I can only say that we had a blip in our thought processes.
The plus side - the villa was well built and on a plot which was the best of the 14 in the complex giving an unobstructed view for 180 degrees of the Gulluk bay.
Everything worked out great but we set a ten year review and possible sale, which worked out very well.
Would I recommend an off plan purchase?
Absolutely not. I'm with Steve on this.
We were lucky. Some of our neighbours weren't.
If it takes months to do your research, please do it.

I have bought off plan and it worked out well but since then I've seen so many that didn't so I'm more wary these days.

We bought off plan too !
Didn't know any better at the time but went on recommendation of friends of ours who had known the emlak for 12 years. I told him I would not impulse buy and didn't bring a credit card with me , but would go home and have a long think about it
He ferried us around all week and we ended up looking at 27 villas (some we didn't even get out of the car for)
At the end of the week I told him we wanted
Somewhere where the balconies were not just 6 feet apart from next door
Our own front gate (not shared )...Kath hated the thought of having someone stroll by while you were sunbathing in your own area

We ended up at the end of the week with just one possible and went home . The emlak kept in touch for the next 8 months but informed us by email our possible had been bought, so when we next came over , I had spent all winter seeking out more possibles and shortlisted 2
He took us to the first one and it looked good from the outside , but inside had THE worst 8-9 inch concrete dado "rail" all around the living room and arched over the kitchen entrance , and the tiling in the main bathroom was terrible
We were heading towards the second when he said "Look Ted, I know what Kath likes and the bedrooms in your second one are way too small, A builder friend of mine is building 3 villas . all joined together in a good area so I will take you there"

We ended up in a field just off a main road , there were 3 bars nearby and we would only be 2 minutes by car into town, so we went with him to the architects office and looked at the plans (I can actually read tech drawings , so asked if we could switch to the right hand villa which was obviously bigger)

We did that and the emlak sent many pics and we came the year after and signed for it
luckily the builder was OK with us , he put basic stuff in and since then we have upgraded a toilet, the soar panels and a few other little things
We have our own gate , an 8 foot by 12 foot area just through the gate where my bike lives, a 3 foot path along the pool and a ground floor patio which is 23 feet by 16, as well as a top floor terrace 16 feet by 12 feet
We are the last villa on our road and have just had a side road done by the council, so well pleased (I do realise we were VERY lucky)
