Question Energy Performance Certificate

Question for anyone who has bought or sold a property recently.

We have a buyer for our property, but the bank the buyer is getting the mortgage from is asking for an Energy Performance Certificate.

None of the houses on our site have had one done as they are over 20 years old.

So, anyone know the cost of getting an Energy Performance Certificate?

Do they not do one with the the valuation cost? My neighbour sold December 21 she didn't need one but she had a valuation booklet done.

The more we check on this the more it seems like it's just the buyers bank that needs it to give the full loan amount.
Without it they're only giving 40% of the amount.

And the buyers telling us this only came into effect in the last few days with the bank.
Maybe they'll have to try another bank.

I know this mate, cant beat it when a bank mortgage is involved on a sale. They'll be present at the Tapu Office to make sure everything is all above board.

We didn't need one when we sold in May and the buyer was also a borrower. The valuer from his bank (Garanti) was incredibly thorough but never mentioned an EPC.
