Help, I am really concerned. Although the site lookd great, I have heard that so many bad things about the management company at Turquoise. They are being very restrictive with their security, and seem to make up their own rules as they go along. Booking apartments out without telling the owners etc..Hey, we all want our properties to be secure, but I also own a property on another development and have heard of no problems there and they do not go out of their way to restrict access to the site. I just do not believe the reasons they give and excusses for all the problems I have heard about.
The next thing they are to implement is vetting the guests. They will make it difficult for any guest to get on site who has not booked throught the managements booking system. I am sure that the owners of |Royal Heights will be worried as they have this to come.
I bought in Turkey because I wanted to get away from all the rules and regulations in the UK. Gone from the pot into the frying pan me thinks!

welcome to the forum, the management company work for you not the other way round.
you should have a site management plan that lays down the rules made by the committee, also usually a notarised decision book, have you seen these ? have you had notice of agm's etc ?

read through some of the other threads of a similar nature, and ask questions as there are many on here who have had to deal with similar experiences.

Thankfully, we are Des, had a few teething problems at the start, but now all is sorted. Accounts/Work etc all very transparent and a management plan etc. The worst for us last winter, was with all that rain a huge boulder fell of the mountain side, luckily didn't hit any properties, however it made a mess of the road, lol and we had to have a specialist to come on site and sort it, it cost quite a few thousand pounds. Insurance for the site helped, and our fees did go some way towards the residual works, but thank god nobody was killed.

I am sorry I cannot help as I am not familiar with your area.
What I do know is this control and deceit cannot last forever.
If we all arm ourselves with good information to how things are done and familiarise ourselves with processes and legalities we could at least put up a fight. Good luck.

I wouldn't worry about these 'restrictions' i have spoken to the law office in bodrum who got my title deed for me and they told me that the managing company villa tourism have no legal right to stop anyone coming to the site as long as we the owners have given permission to the person or companies. i have received news from my neighbour at turquoise that there is a group movement of owners who have also taken legal advise and have already acted on this. I have another property in gumusluk and the management company there laughed when i told them about this threat. . they have never tried to control us over there they have always been more than helpful even when i've not been there. Any problems they call my property management people and sort it. Shame all companies in the area aren't this professional .

I'm sure you'll get these issues resolved - it is early days yet on the site.

Sounds like you need to organize a owners meeting and discuss these issues with the other owners (and the maintenance team - Chris reads this site to see what people are saying) Remind the management that they actually work for you, they may have been put in place by the builders but it's the owners who are paying the maintenance and therefore should be calling the shots. There's probably loads of companies in the area that would give their back teeth to take over the maintenance of this complex.

I'm a little surprised that other Turquoise/Royal Heights owners haven't joined in this thread.

I bet that was scary but good news nobody was hurt.

Diane was on our committee for two years and got the place kicked into shape. Our lot are now the good guys and don,t suffer from huge expenses syndrome or bottomless pockets.

I believe the Management Team have been reminded in the form of a lawyer's letter that they actually work for the owners and can be replaced. The Owners Group has many members now and it would not be difficult to call an Extraordinary General Meeting if this was needed. Hopefully things will now settle down and this won't be necessary.

I also would like to know about any owner groups. I bought mine in 2007 and I have not heard of any groups before. I am getting a bit concerned about some of the things that have been said about access to the site for visitors and deliveries. It would be good to know where we stand.

Regarding your comments about access to Turquoise & Royal Heights. I do not think you understand the reasons for restricted access to the sites.

With permission, any company can visit the sites. How do you expect us to allow any Tom Dick or Harry on the sites. We must protect ALL home owners and the only way we can do this is by ensuring all visitors are both expected and known.

I hope that makes sense and is a satisfactory explaination.

Surely if I give someone permission as an owner, the management do not have the right to stop access unless obviously the resort management consider the person a threat to security.

So, in that case, are the resort management vetting people in the interest of owners overall. Which means they may think that they have the right to refuse access even with my or another owners permission.

Obviously a balance needs to be struck, as Turquoise is a lovely resort and I hate the idea of it turning into some kind of security complex with barbed wire to keep out Tom, Dick or Harry!

Of course with the permission from the owner. We cannot stop who you want in your property but we want to try and stop unlawful companies and people from entering the site.

We cannot send a member of our security around with visitor. The owner just needs to let us know who is coming, when and what property they have permission to visit. The owner will also be required to sign a waiver just in case they have an accident so Villa Turizm are not held responsible.

Remember there are many people working over here with no insurance, if they crash their car in to someones house or run someone over we need to know who is responsible for letting that person on the site and who's insurance the damages will be claimed on.

There are over 500 properties on Turquoise and we must protect all owners!
