Hi All,we have owned an apartment in Altinkum for almost 10 years and have recently sold and are now considering looking at Akbuk to buy.We have seen some beautiful looking places online but they all seem to be on Complexes and we have heard many horror stories and problems on these places,is it safe to buy now because we hope to retire permanently to Turkey in 2 years and dont want to come unstuck.Any advice would be very greatful,cheers.

My advice......ask to see the Minutes and Decision Book of any previous AGM's/EGM's then you will know and understand if the complex is being run properly. Understand what is communal and what is private and what belongs to the Developer...ie Clubhouse/Social area.

Auditors report and any financial statements given to the owners to give you an understanding how many owners are paying their fees and if the site has any debt which you will also be come liable for if debt for services to the complex exists.

Check to see if the Development is free from any control by the Developer or Management Company. Some complex's have additional clauses in their M/P that allow the Developer to retain control of the complex even though the owners are in a majority. This is the situation on my complex, the Developer can veto any decisions taken by the owners.

Check if all the Owners have their Tapu's, if the properties have Electric and water billed in their own name, and make sure you read and understand the Management Plan. All the owners on my complex have a Tapu, water meters and Electricity in their own name.

We have an ongoing court case to change the M/P, cost a lot of money, very frustrating situation owning something but having no say......Court has ruled in our favour, Developer appealing the decision.

Hope this helps you understand these complex's can be a very fruitful and happy place to live because the maintenance cost is shared if everyone and everything is in place with the owners running the complex and managing their own affairs.

We bought our semi/villa on Ozcelik three years ago and retired here last Nov - had no problems. Ours is a well established sitesi built about 17 years ago so doesn't have problems that newer properties have. Most of our neighbours are Turkish but there are about 6 British familes/couples who live her all year round. It depends on what sort of site you want to live , whether you want a more traditional one or a more modern holiday type complex. I suggest you have a good look round before you buy and as always make sure you get the Tapu.

we have owned a property on Sunset Bay (2 sites away from tansas)for 8 years now, there are 30 villa on site and we run our own maintenance contracts. there are 5 English families whom live on site all year round, some people feel more comfortable having other ex pats living close. there are a number of properties for sale at the moment. good luck with your sale.

Akbuk is beautiful to see and very peaceful in the winter/spring
Please make sure that wherever you buy it has habitation, which is the major issue affecting some of the developments in the last eight years.
Many of the older and more established sites are very well run - -but of course they are older homes with their own challenges.

Have fun looking- there are many lovely houses not built on sites at all

Ask yourself what type of lifesyle you want. Complexes come with problems - the cost of the facilities and owners who don't want to pay their share. Also friends bought on a complex and were annoyed when their pool was full of noisy teens druing the Summer and BBQ parties at night.

This exemplifies the problems of generalities and why you are so right to take your time and investigate. Only some complexes come with problems and often this is due to poor management .What is described is not the norm in our experience. Smaller self managed complexes do seem to be generally free of these sort of problems and mucking in is a good way of getting to know your neighbours who soon become friends.

I retired to Akbuk and have lived here permanently for 4 years. I have villa that is not on a sitesi and have no problems no committee and the only manager is myself. I decide on what colour to paint my property and what gets maintained, when and by who at a price that I agree. My advice would be to rent for while and take good look around at the choices. Take your time and talk to locals check out bus routes, shops and recreational facilities decided on location barring in mind you are retiring and as we get older we don't want to be isolated at the top of a steep hill with no public transport. Even if you have a car. I love Akbuk and I made the right choice for me.

HI and thank you , we will check all areas of Akbuk and we would also like some where not on a complex ,Might if it was very small complex and it came with habitation and tapu in place we would think about it , We would like one like yours , choose your own doings on your own place.
Are they plenty places that are not on Complex
WE like Akbuk and the coasts there are lovely .
We will rent first and see where we want to be , It's so nice that you guys are here to help and give advice , it's is so appreciated , cheers
We are looking forward to stopping there next year for a few weeks come a private rented or hotel to stay in .
